Quick answer

In October–November 2026, portal asking prices at Twin Tower Residence were about RM720k–780k for studios (~RM1,290–1,395 psf), RM1.00m–1.15m for 882 sq ft 2-bedroom units (~RM1,130–1,300 psf) and about RM1.02m for 1,054 sq ft 2+1 units (~RM970 psf). These are indicative asking figures, not transacted prices.

Looking up the Twin Tower JB price before you view units? This 2026 price guide gathers the public asking prices and price-per-square-foot (psf) figures for Twin Tower Residence in Bukit Chagar, explains why the numbers vary, and shows what you will actually pay once stamp duty and legal fees are added. Every figure is an indicative asking price seen on property portals in October–November 2026, not a transaction record.

Key takeaways

  • Studios (~559–599 sq ft) were listed at about RM720k–780k, or roughly RM1,290–1,395 psf (Oct–Nov 2026 asking).
  • 2-bedroom units (882 sq ft) were listed at about RM1.00m–1.15m, or roughly RM1,130–1,300 psf.
  • 2+1 bedroom units (1,054 sq ft) were listed at about RM1.02m, around RM970 psf; 3-bedroom units are rarely listed.
  • Floor, view, furnishing and tenancy status explain most of the gap between the cheapest and dearest listings.
  • Budget roughly 3–4% extra for stamp duty and legal fees as a Malaysian buyer; foreign buyers pay more.

How much does a unit at Twin Tower Residence cost in 2026?

Twin Tower Residence is a freehold serviced residence of 41 storeys and 458 units, completed in 2023 beside the Bukit Chagar RTS Link station. Because it is completed, all sales today are subsales from existing owners, and pricing is set by the open market. The table summarises what we saw on Mudah and EdgeProp in October–November 2026.

Unit type Built-up Asking price range Asking psf (approx.)
Studio ~559–599 sq ft RM720,000–780,000 RM1,290–1,395
2 Bedroom 882 sq ft RM1,000,000–1,150,000 RM1,130–1,300
2+1 Bedroom 1,054 sq ft About RM1,020,000 About RM970
3 Bedroom 1,216 sq ft Rarely listed —

PropertyGuru’s project page shows a far wider overall range — RM400,000 to RM1.8 million, or RM428 to RM1,613 psf. That band mixes very different listing types and outliers, so it is less useful for judging a specific unit than the unit-type ranges above.

Tip: Some portal listings show studios at about 559 sq ft rather than 599 sq ft. Always confirm the built-up area on the title or SPA, because a 40 sq ft difference changes the psf noticeably.

Why do asking prices vary so much within the same project?

Two units of the same type can be listed RM100,000 or more apart. The main reasons:

  • Floor level: higher floors usually command more, especially with an open view.
  • View and facing: units facing the Straits of Johor or the city skyline tend to be priced above those facing other buildings.
  • Furnishing and renovation: a fully furnished, upgraded unit can carry tens of thousands of ringgit of extra value.
  • Tenancy status: a unit with a good tenant in place offers immediate income; a vacant unit suits own-stay buyers. See our guide on buying a tenanted unit.
  • Seller motivation: timing, financing and personal plans all influence where an owner sets the asking price.

What does each unit type offer for the price?

Studio (599 sq ft): the entry ticket

Studios have the lowest entry price and the highest psf, which is normal for compact units. They suit solo commuters and yield-focused investors. More in our studio guide.

2 Bedroom (882 sq ft): the mainstream choice

The most-listed and most-rented layout. Asking prices cluster around RM1.0–1.15 million. It appeals to couples, sharers and small families, which gives it the widest pool of tenants and future buyers.

2+1 Bedroom (1,054 sq ft): more space per ringgit

At around RM970 psf asking, the 2+1 offers the lowest psf among the listed types, with an extra room for a study or helper. Listings are few, so each one deserves a careful look.

3 Bedroom (1,216 sq ft): rare own-stay stock

Three-bedroom units rarely come to market. If you need one, register your interest early and be ready to move quickly when a unit appears.

How much will you pay on top of the price?

The purchase price is only part of your cash outlay. Malaysian buyers should budget for stamp duty on the Memorandum of Transfer (MOT), legal fees on the SPA, and, if you take a loan, stamp duty and legal fees on the loan agreement.

Stamp duty on the transfer (Malaysian citizens and PRs)

Portion of price Rate
First RM100,000 1%
RM100,001–500,000 2%
RM500,001–1,000,000 3%
Above RM1,000,000 4%

Worked example: 2-bedroom at RM1,080,000 (Malaysian buyer)

  • MOT stamp duty: (RM100,000 × 1%) + (RM400,000 × 2%) + (RM500,000 × 3%) + (RM80,000 × 4%) = RM1,000 + RM8,000 + RM15,000 + RM3,200 = RM27,200.
  • SPA legal fee (Solicitors’ Remuneration Order 2023 scale): (RM500,000 × 1.25%) + (RM580,000 × 1%) = RM6,250 + RM5,800 = RM12,050, plus SST and disbursements.
  • If financed at 90% (RM972,000): loan agreement stamp duty = 0.5% × RM972,000 = RM4,860, plus the loan legal fee on the same scale.

Before loan costs, that is RM27,200 + RM12,050 = RM39,250, about 3.6% of the price.

Worked example: studio at RM750,000 (Malaysian buyer)

MOT stamp duty: RM1,000 + RM8,000 + (RM250,000 × 3%) = RM1,000 + RM8,000 + RM7,500 = RM16,500. SPA legal fee: RM6,250 + (RM250,000 × 1%) = RM8,750. Together RM25,250, about 3.4% of the price.

Foreign buyers

From 1 January 2026, non-citizen buyers (excluding permanent residents) pay stamp duty on the transfer at a flat 8% of the price or market value, whichever is higher. On RM1,080,000 that is RM86,400. Johor generally requires foreign residential purchases to be priced at RM1 million or above, and has charged a foreign acquisition levy since 1 July 2025. Read our guide for Singaporean buyers and confirm the latest rules with your lawyer.

What could the monthly instalment look like?

Many buyers think in monthly payments rather than headline prices. The examples below assume a 35-year loan at an illustrative 4% a year — not a quoted bank rate. Bank Negara held the OPR at 2.75% in September 2026, but your actual rate depends on the bank, your profile and the package, so ask lenders for real quotes.

Unit (price) Loan Illustrative monthly instalment Asking rent (Oct 2026)
Studio (RM750,000) 90% = RM675,000 About RM2,990 RM2,300–3,000
2 Bedroom (RM1,080,000) 90% = RM972,000 About RM4,300 RM3,000–3,500

The instalment uses the standard amortisation formula: monthly rate 4% ÷ 12 = 0.333%, over 420 months. At 4.5% instead of 4%, the 2-bedroom instalment rises to about RM4,600 — a reminder to stress-test your budget. For loan margins, DSR and documents, see our home loan guide.

Common mistakes when reading asking prices

  • Treating asking as sold: listings show what sellers hope for. Final prices are agreed through negotiation and supported by a bank valuation.
  • Ignoring duplicates: the same unit is often listed by several agents, which can make supply look larger than it is.
  • Comparing totals, not psf: a cheaper total can still be a higher psf if the unit is smaller.
  • Forgetting the extras: furniture, renovation and an existing tenancy all carry value that the headline number does not show.
  • Using stale data: prices near the RTS can move quickly; check listings within the last few weeks.

Why do Bukit Chagar units command these prices?

Twin Tower’s asking psf sits above many older city-centre condominiums, and the reason is a combination that is hard to find: location, completion and tenure together. There is only one JB terminus of the RTS Link, and it is in Bukit Chagar. Homes that are a short walk from the station and from JB CIQ and JB Sentral are limited in supply, and the land to build more of them next to the station is scarce. Being completed removes construction and handover uncertainty — buyers can inspect the actual unit, view and building management — and freehold tenure appeals to long-term holders and to future buyers. Whether a specific unit’s price is fair still comes down to floor, facing, condition and market timing, which is why comparing on psf and getting a bank valuation matter.

How do Twin Tower prices compare with the wider JB market?

JLL Malaysia reported in July 2025 that serviced apartment transactions in the JB downtown area averaged about RM709 psf in the first half of 2025, up 20.4% year on year, and that new launches around Bukit Chagar were commanding RM1,000–1,500 psf. Twin Tower’s asking range of roughly RM970–1,395 psf sits within that new-launch band — but for a home that is already completed, freehold and next to the station. Our psf explainer looks at how to judge whether a specific psf is fair.

Which unit type fits your budget?

Budget (RM) What to look at Who it suits
Up to ~800k Studio Solo commuter, first-time investor
~1.0m–1.15m 2 Bedroom or 2+1 Bedroom Couples, small families, balanced investors; foreign buyers meeting the RM1m threshold
Above ~1.15m Premium 2-bedroom (high floor, view) or a rare 3-bedroom Own-stay families wanting space and view

Conclusion

In October–November 2026, Twin Tower Residence studios were being offered at about RM720k–780k, 2-bedroom units at about RM1.0–1.15 million and 2+1 units at around RM1.02 million. For a completed, freehold serviced residence beside the Bukit Chagar RTS station, those figures sit comfortably within the range new launches nearby are seeking. Use the ranges as a starting point, compare on psf, and always budget for the full buying costs.

Frequently asked questions

Can I buy a Twin Tower unit directly from the developer?

Twin Tower Residence was completed in 2023, so most units on the market today are subsales from existing owners. Prices are therefore set by individual sellers and the open market. A local agent can help you compare listings, check the unit's details and coordinate the SPA with lawyers on both sides.

How can I check what Twin Tower units actually sold for?

Asking prices are only a starting point. Transacted prices are recorded through government channels and some portals publish transaction data once it is available. A bank valuation, which you will need for a loan anyway, also gives an independent view of market value before you commit to a price.

Is the price for a furnished unit negotiable separately?

Furniture and appliances are usually included in the agreed price, but you can ask for an itemised list and discuss its value with the seller. If you plan to replace the furniture, say so early, as it can affect what a fair offer looks like. Make sure the final inventory is attached to the SPA.

What is the cheapest way into Twin Tower Residence?

Studios have the lowest entry price, listed at about RM720k–780k in Oct–Nov 2026. Units on lower floors, with less open views or older furnishing, usually sit at the lower end of the range. Check total buying costs too, as stamp duty and legal fees add roughly 3–4% for Malaysian buyers.

Do prices differ between the two towers?

Both towers share the same address and facilities, so pricing differences tend to come from floor, facing, view and condition rather than which tower the unit is in. Compare individual units on a psf basis and view them in person, ideally at different times of day, before deciding.
