Twin Tower Price per Square Foot Explained (and How to Judge a Fair Price)

Quick answer
Twin Tower psf is the asking price divided by built-up area. On Oct–Nov 2026 portal asking figures, studios were about RM1,290–1,395 psf (on ~559 sq ft), 2-bedroom units RM1,130–1,300 psf and 2+1 units around RM970 psf. Compare within the same unit type, then adjust for floor, view, furnishing and rent.

Price per square foot is the quickest way to compare units of different sizes, and the Twin Tower psf is one of the first numbers buyers ask about. This guide explains how to calculate psf correctly for Twin Tower Residence, what the October–November 2026 asking figures show, why smaller units carry a higher psf, and a simple framework for judging whether a particular unit is fairly priced.
Key takeaways
- psf = asking price ÷ built-up area in sq ft. Always use the area shown on the title or SPA.
- Oct–Nov 2026 asking psf at Twin Tower: about RM1,290–1,395 for studios (on ~559 sq ft listings), RM1,130–1,300 for 2-bedroom units and around RM970 for 2+1 units (indicative).
- Smaller units almost always show a higher psf; compare psf within the same unit type, not across types.
- JLL reported new launches around Bukit Chagar at RM1,000–1,500 psf in 2025 — Twin Tower’s asking psf sits in that band for a completed, freehold home.
- Judge fairness by combining psf with floor, view, furnishing, tenancy, rent-based yield and a bank valuation.
What does “price per square foot” mean?
Price per square foot (psf) divides a property’s price by its built-up area. It turns units of different sizes into a common yardstick. In Malaysia, residential strata units are marketed by built-up area in square feet, so psf is the standard way agents, banks and buyers talk about value.
The formula is simple:
psf = price (RM) ÷ built-up area (sq ft)
For Twin Tower Residence, the built-up sizes are: studio 599 sq ft, 2-bedroom 882 sq ft, 2+1 bedroom 1,054 sq ft and 3-bedroom 1,216 sq ft. Some portal listings show studios at about 559 sq ft, which is why it matters which figure a listing uses — more on that below. You can see each layout in our floor plans guide.
What is the Twin Tower psf in 2026?
The table uses public portal asking figures from Mudah and EdgeProp in October–November 2026. They are indicative; they are not transacted prices.
| Unit type | Built-up | Asking price range | Asking psf (approx.) |
|---|---|---|---|
| Studio | ~559–599 sq ft | RM720k–780k | RM1,290–1,395 (on ~559 sq ft) |
| 2 Bedroom | 882 sq ft | RM1.00m–1.15m | RM1,130–1,300 |
| 2+1 Bedroom | 1,054 sq ft | About RM1.02m | About RM970 |
| 3 Bedroom | 1,216 sq ft | Rarely listed | — |
PropertyGuru’s project page shows a much broader band of RM428–1,613 psf because it mixes listing types and includes outliers, so it is a poor guide to any single unit. For the full price picture, see our Twin Tower price guide.
How do you calculate psf correctly? (Worked examples)
Example 1: a 2-bedroom
Asking price RM1,080,000 ÷ 882 sq ft = RM1,224 psf. This sits in the middle of the 2-bedroom asking band.
Example 2: the same studio, two different areas
A studio listed at RM750,000:
- On 599 sq ft: RM750,000 ÷ 599 = RM1,252 psf.
- On 559 sq ft: RM750,000 ÷ 559 = RM1,342 psf.
Same price, a 40 sq ft difference in stated area, and the psf moves by about RM90. That is why the studio psf range in the table (RM1,290–1,395) is quoted on the ~559 sq ft figure; on 599 sq ft the same RM720k–780k prices work out to about RM1,202–1,302 psf. Always confirm the area on the strata title or SPA before you compare.
Example 3: 2+1 versus 2-bedroom
A 2+1 at RM1,020,000 ÷ 1,054 sq ft = RM968 psf. A 2-bedroom at RM1,000,000 ÷ 882 sq ft = RM1,134 psf. The 2+1 gives you 172 sq ft more space (1,054 − 882) for RM20,000 more in total — about RM116 per extra sq ft. That is a useful way to think about “upgrade value”.
Why do studios have a higher psf than larger units?
This pattern holds in almost every condominium, not just Twin Tower. Every unit needs a kitchen, a bathroom, an entrance and its share of common facilities, whatever its size. In a small unit, those fixed elements make up a larger share of the floor area, so the cost per sq ft is higher. Small units also have the lowest total price, which widens the pool of buyers and investors who can afford them.
The practical lesson: compare psf within the same unit type. A studio at RM1,300 psf and a 2+1 at RM970 psf are not “expensive” and “cheap” — they are different products. Compare studios with studios, 2-bedrooms with 2-bedrooms.
What makes one unit’s psf higher than another’s?
| Factor | Tends to push psf up | Tends to push psf down |
|---|---|---|
| Floor level | High floor | Low floor |
| View & facing | Open sea or city view | Facing another building |
| Furnishing | Fully furnished, recently renovated | Bare or dated furnishing |
| Tenancy | Good tenant at a solid rent (for investors) | Tenancy that blocks own-stay plans |
| Condition | Well maintained, no repairs needed | Needs repainting or fixes |
| Area basis | Smaller stated area | Larger stated area |
A unit at the top of the psf range is not automatically overpriced if it is a high-floor, sea-facing, fully furnished unit with a tenant in place. Likewise, the lowest psf is not automatically a bargain.
How does Twin Tower’s psf compare with the market?
JLL Malaysia said in July 2025 that serviced apartments in the JB downtown area transacted at an average of about RM709 psf in the first half of 2025 (up 20.4% year on year) and that new launches around Bukit Chagar were commanding RM1,000–1,500 psf. An area average blends older and newer buildings in many locations, so it is not a direct benchmark for a 2023-completed project beside the RTS station.
The more relevant comparison is with recent and upcoming projects near the station. Twin Tower’s asking psf of roughly RM970–1,395 sits within the new-launch band — with the advantage that the building is completed, freehold and already earning rent. Our subsale vs new launch article weighs those trade-offs.
How do you judge whether a Twin Tower price is fair?
Use psf as the first filter, then test it from several angles:
- Same-type comparison: where does the unit sit within the current asking psf range for its type?
- Adjust for features: add or subtract for floor, view, furnishing and condition using the table above.
- Rent check: divide realistic annual rent by the price. A 2-bedroom renting at RM3,250 a month (RM39,000 a year) bought at RM1,080,000 gives a gross yield of 3.61%. If a price pushes the yield well below the project’s indicative 3.5%–4.5% range, ask why.
- Total cost: add stamp duty and legal fees — for a Malaysian buyer, about RM39,250 on a RM1,080,000 unit — and look at your all-in psf: (RM1,080,000 + RM39,250) ÷ 882 = about RM1,269 psf.
- Bank valuation: the bank’s valuation determines the loan amount and is an independent check on value.
Worked example: two 2-bedroom units
Unit A: high floor, city view, fully furnished, asking RM1,140,000 → RM1,140,000 ÷ 882 = RM1,293 psf. Unit B: mid floor, partial view, basic furnishing, asking RM1,020,000 → RM1,020,000 ÷ 882 = RM1,156 psf. The RM120,000 gap (RM137 psf) has to be justified by the floor, view and furnishing. If you value the view and plan to own-stay, A may be worth it; if you are an investor and both rent at a similar level, B gives the better yield: RM39,000 ÷ RM1,020,000 = 3.82% versus RM39,000 ÷ RM1,140,000 = 3.42%.
How can you use psf when you negotiate?
psf gives you a clear, neutral way to frame an offer. Instead of saying “the price is too high”, you can show the seller where the unit sits against comparable listings of the same type, and which features justify or do not justify a premium. A few practical points:
- Bring three to five comparable listings of the same unit type, with their psf, floor and furnishing.
- Translate a psf gap into ringgit: on an 882 sq ft unit, every RM50 psf is RM44,100.
- Acknowledge genuine strengths (view, renovation, a good tenant) so your offer is credible.
- Keep the bank valuation in mind; an offer far above it means a larger cash top-up.
Our step-by-step subsale negotiation guide covers the full process, from offer letter to SPA.
Which psf should different buyers focus on?
- Investors: psf matters, but yield matters more. Compare price against realistic rent for that unit type. See our rental yield guide.
- Own-stay buyers: pay more attention to layout, view and liveability. A slightly higher psf for the right floor and facing can be worthwhile over many years.
- Foreign buyers: remember that Johor generally sets RM1 million as the minimum price for foreign residential purchases. In practice, that points foreign buyers towards 2-bedroom and larger units, and 8% stamp duty from 2026 raises the all-in psf further.

Conclusion
The Twin Tower psf is a useful starting point — roughly RM970 to RM1,395 on October–November 2026 asking figures, depending on unit type and the area basis used. Compare within the same unit type, confirm the area on the title, adjust for floor, view, furnishing and tenancy, and cross-check against rent and a bank valuation. Do that, and you will know not just what a unit costs per square foot, but whether it is a fair price for you.

Frequently asked questions
Is psf calculated on built-up area or land area for Twin Tower?
For condominium and serviced residence units like Twin Tower, psf is based on the built-up (strata) area of the unit in square feet. It does not include a share of the land or common areas. Check the exact built-up figure on the strata title or SPA, as portal listings sometimes round or quote different numbers.
Does a higher floor always mean a higher psf?
Usually, but not always. Higher floors often have better views and less noise, so sellers price them higher. However, facing matters too: a lower unit with an open view may be worth more than a higher one facing another building. Visit at different times of day to judge light, view and noise yourself.
Why do portals show such different psf figures for Twin Tower?
Portals mix listing types, include outliers and sometimes use different area figures for the same layout. PropertyGuru's overall band of RM428–1,613 psf illustrates this. For a useful comparison, filter by unit type, check the stated area and look at recent listings only.
Is a lower psf always the better deal?
No. A lower psf can reflect a lower floor, poorer view, older furnishing or needed repairs. Larger units also naturally show a lower psf. A good deal is a price that is fair for that specific unit's features and that meets your goal, whether that is rental yield or a comfortable home.
How does the RTS Link affect psf around Bukit Chagar?
Being within walking distance of the RTS Link's JB terminus is the area's biggest draw. JLL reported in 2025 that new launches around Bukit Chagar were commanding RM1,000–1,500 psf. With passenger service expected in February 2027, completed homes beside the station remain in focus for commuters and investors.
