Is Twin Tower Residence worth buying in 2026? For most buyers who want a completed, freehold home beside the future RTS Link, the answer is yes — provided the numbers fit your own plan. This guide weighs Twin Tower Residence as an investment using public asking prices and rents, a clear yield calculation, the RTS timeline and the buyer rules you need to know before you commit.

Key takeaways

  • Twin Tower Residence is freehold, completed in 2023, and sits beside the Bukit Chagar RTS Link station — the JB end of the 5-minute line to Woodlands North.
  • Indicative gross yields work out at roughly 3.5%–4.5% using Oct–Nov 2026 portal asking rents and prices.
  • The RTS Link is now expected to open in February 2027, a catalyst that completed projects next to the station are best placed to capture.
  • Serviced apartments in JB’s downtown recorded strong price growth in 2025, according to JLL.
  • Foreign buyers face extra rules and costs in Johor (minimum price thresholds, a state levy and higher stamp duty) — check them before you budget.

What makes Twin Tower Residence an investment case?

Property investors usually look at four things: location, tenure, product and timing. Twin Tower Residence scores well on each.

  • Location: the project is on Jalan Tengku Azizah in Bukit Chagar, beside the RTS Link’s JB terminus. JB CIQ, JB Sentral, City Square and KOMTAR JBCC are within walking distance. Few completed residential projects are closer to the station.
  • Tenure: freehold, which many Malaysian and Singaporean buyers prefer for long-term holding and resale.
  • Product: a serviced residence of 41 storeys and 458 units with right-sized layouts — studio 599 sq ft, 2-bedroom 882 sq ft, 2+1 bedroom 1,054 sq ft and 3-bedroom 1,216 sq ft — that suit both tenants and own-stay buyers.
  • Timing: completed in 2023, so buyers get keys and can earn rent immediately, rather than waiting through construction while the RTS opens.

The developer is Parasky Projects Sdn Bhd, a subsidiary of Johor Bahru-based SKS Group, which also completed TriTower Residence beside JB Sentral in 2018. You can read more in our complete guide to Twin Tower Residence.

What are Twin Tower prices and rents right now?

The table below uses public portal asking figures from Mudah and EdgeProp in October–November 2026. They are indicative only; achieved prices depend on floor, view, furnishing and negotiation.

Unit type Built-up Asking sale price Asking psf Asking rent / month
Studio ~559–599 sq ft RM720k–780k ~RM1,290–1,395 RM2,300–3,000
2 Bedroom 882 sq ft RM1.00m–1.15m ~RM1,130–1,300 RM3,000–3,500
2+1 Bedroom 1,054 sq ft ~RM1.02m ~RM970 ~RM4,000
3 Bedroom 1,216 sq ft Rarely listed — Rarely listed

PropertyGuru shows a much wider overall sale range (RM400k–1.8m) because it includes outliers and different listing types, so treat it with care. For the full breakdown see our Twin Tower price guide.

What rental yield can you expect?

Gross yield is annual rent divided by purchase price. Using mid-points of the asking ranges above:

Worked example 1: studio

Price RM750,000; rent RM2,650 a month. Annual rent = RM2,650 × 12 = RM31,800. Gross yield = RM31,800 ÷ RM750,000 = 4.24%.

Worked example 2: 2-bedroom

Price RM1,080,000; rent RM3,250 a month. Annual rent = RM3,250 × 12 = RM39,000. Gross yield = RM39,000 ÷ RM1,080,000 = 3.61%.

Worked example 3: 2+1 bedroom

Price RM1,020,000; rent RM4,000 a month. Annual rent = RM48,000. Gross yield = RM48,000 ÷ RM1,020,000 = 4.71% — attractive on paper, but there are fewer 2+1 listings, so verify with current comparables.

From gross to net

Net yield deducts ongoing costs: maintenance fee and sinking fund, quit rent, assessment, insurance, repairs, agent fees and any vacancy. As a purely hypothetical illustration, if a 2-bedroom owner’s total yearly holding costs were RM7,000, net income would be RM39,000 − RM7,000 = RM32,000, and net yield RM32,000 ÷ RM1,080,000 = 2.96%. Replace the RM7,000 with the actual figures for the unit you are considering. Our rental yield guide shows how to build this calculation line by line.

Tip: Ask the seller for the latest maintenance fee and sinking fund bill, quit rent and assessment receipts. Real numbers make your net-yield calculation honest.

How will the RTS Link affect Twin Tower?

The Johor Bahru–Singapore RTS Link runs about 4 km from Bukit Chagar to Woodlands North in roughly five minutes. On 2 October 2026, Singapore’s LTA and Malaysia’s transport authorities said passenger service is now expected to start in February 2027, after final testing and safety certification. Fares had not been announced at that point.

Why does that matter for investors? Cross-border commuters value predictability. A fixed five-minute train ride, with immigration handled at the station, makes living in JB and working in Singapore far easier to plan than queuing on the Causeway. Homes within walking distance of Bukit Chagar station — and Twin Tower is one of the closest completed projects — are naturally first in line for that demand.

The market has already noticed. JLL Malaysia reported in July 2025 that serviced apartment transactions in the JB downtown area averaged about RM709 psf in the first half of 2025, up 20.4% on the previous year, and that new launches around Bukit Chagar were commanding RM1,000–1,500 psf. Past price movements do not guarantee future returns, but they show where buyer interest has been flowing. See how the RTS is shaping prices around Bukit Chagar.

What else supports long-term demand?

The Johor–Singapore Special Economic Zone

Malaysia and Singapore exchanged the JS-SEZ agreement on 7 January 2025. Incentives announced for the zone include a 5% special corporate tax rate for qualifying activities and a 15% flat income-tax rate for eligible knowledge workers for 10 years, subject to conditions. The zone’s flagship areas include the Johor Bahru waterfront. More jobs and investment in Johor broaden the tenant pool beyond cross-border commuters.

Completed city-centre stock

Twin Tower is already built and occupied. Buyers can inspect the actual unit, view, facilities and building management before paying, which reduces uncertainty compared with buying off-plan.

How does Twin Tower compare with nearby options?

Buyers around the RTS usually shortlist several projects. Each has its own strengths; the right one depends on whether you want a completed home, the shortest walk to the station, or a larger layout. The figures below come from our comparison notes and blog estimates, so treat them as indicative.

Project Status Tenure Distance to Bukit Chagar RTS
Twin Tower Residence Completed 2023 Freehold Beside the station
TriTower Residence Completed 2018 Freehold About a 10-minute walk, beside JB Sentral
Quayside JBCC Under construction (TOP target end-2026) Freehold, commercial suites About an 8-minute walk
The Astaka @ 1 Bukit Senyum Completed 2018 Freehold About a 15-minute walk; very large units
R&F Princess Cove Phased, latest 2024 Freehold About a 9-minute drive; township with R&F Mall

Twin Tower’s edge is the combination of being completed, freehold and right next to the station, with layouts sized for the mainstream rental market. Our best condos near Bukit Chagar RTS guide compares these options in more depth.

Who is Twin Tower a good investment for?

Buyer type Why it can fit Unit to consider
Yield-focused investor Lower entry price and strong single-commuter demand Studio
Balanced investor Most-rented layout with broad appeal to sharers and couples 2 Bedroom
Own-stay plus future rental Space for a family or home office; flexible exit 2+1 or 3 Bedroom
Singapore commuter Walk to the RTS station once it opens; walk to CIQ today Studio or 2 Bedroom (Singapore citizens buying: subject to Johor state consent and minimum-price rules; studios are below RM1m, so check eligibility first)
Retiree / second home Hospitals, malls and trains nearby; completed and freehold 2 Bedroom or 2+1

What risks and costs should you plan for?

A good investment is one where you understand the moving parts in advance. Plan for these:

  • Supply nearby: other projects around the RTS are completing or launching, so your unit should be priced and presented competitively to rent.
  • RTS timing: the opening date has moved before; budget your plan so you are comfortable even if service starts later than expected.
  • Interest rates: Bank Negara held the OPR at 2.75% at its September 2026 meeting. Stress-test your loan at a higher rate.
  • Foreign-buyer rules: in Johor, foreigners generally buy residential property priced at RM1 million and above; since 1 July 2025 the state charges a foreign acquisition levy, with a minimum of RM50,000 for serviced residences below RM1 million; and from 1 January 2026 foreign buyers pay stamp duty at a flat 8% on the transfer. Rules change, so confirm with your lawyer.
  • Holding period: RPGT applies on gains if you sell early — for Malaysian citizens it falls to 0% from the sixth year, while non-citizens pay 10% from the sixth year.
Tip: If you are a foreign buyer, favour units at or above the state threshold and factor the 8% stamp duty into your yield. A plan that still works after these costs is a plan you can hold with confidence.

How to decide: a five-step checklist

  1. Set your goal — rental income, capital growth, own-stay, or a mix.
  2. Pick the unit type that matches it (see the table above).
  3. Collect current asking prices and rents for that type, then calculate gross and net yield.
  4. Add all buying costs (stamp duty, legal fees, any state levy) and confirm loan eligibility.
  5. View the actual unit and compare at least three listings before negotiating.

Conclusion: is Twin Tower Residence worth buying?

For buyers who value a completed, freehold serviced residence with a walk to the RTS Link and the CIQ, Twin Tower Residence offers a rare combination: rent from day one, indicative gross yields of about 3.5%–4.5%, and direct exposure to the biggest transport upgrade in JB in decades. It works best when you buy the right layout for your goal, verify the numbers with real costs, and plan to hold through the RTS opening and beyond.

Frequently asked questions

Is a studio or a 2-bedroom the better Twin Tower investment?

Studios have a lower entry price and, on Oct 2026 asking figures, slightly higher gross yields (around 4.2% in our example). 2-bedroom units are the most-rented layout and appeal to sharers, couples and small families, which can mean steadier occupancy and a wider resale market. Choose based on budget and how hands-on you want to be.

Will Twin Tower prices rise when the RTS Link opens?

No one can promise price growth. What is clear is that the RTS Link will make Bukit Chagar the most convenient JB address for cross-border commuters, and JLL has reported strong serviced-apartment price growth in JB's downtown area in 2025. Buyers should focus on fair entry prices and rental income rather than relying only on future appreciation.

Can a Singaporean buy a unit at Twin Tower Residence?

Foreigners, including Singaporeans, can buy in Johor subject to state approval and rules. Johor generally sets RM1 million as the minimum for foreign residential purchases, applies a foreign acquisition levy, and foreign buyers pay 8% stamp duty on the transfer from 2026. Confirm the current position with a lawyer before signing.

How long should I plan to hold a Twin Tower unit?

Many investors plan to hold for at least five to six years. That period lets you ride through the RTS Link opening and reach the point where RPGT drops to 0% for Malaysian citizens (from year six) or 10% for non-citizens. A longer hold also spreads your buying costs over more years of rental income.

Is Twin Tower suitable for own-stay as well as investment?

Yes. The 2+1 and 3-bedroom layouts give families space, and the location puts trains, the CIQ, malls and hospitals within easy reach. Because the project is completed, you can move in straight away and switch to renting it out later if your plans change.
