The Twin Tower 2+1 bedroom is the layout for buyers who need a little more than two rooms but do not want to stretch to a full 3-bedroom. At 1,054 sq ft, the Type C unit at Twin Tower Residence in Bukit Chagar, Johor Bahru, adds a flexible third room that works as a home office, nursery, study or helper’s room. In our October–November 2026 portal sample it also showed the lowest asking price per square foot of the four layouts.
Key takeaways
- The Type C 2+1 bedroom at Twin Tower Residence is 1,054 sq ft – 172 sq ft more than the 882 sq ft 2-bedroom.
- Indicative asking price in Oct–Nov 2026 was around RM1.02 million, or about RM970 psf – the lowest psf of the four layouts in our sample.
- Rental listings are scarce; the few we saw on Mudah in October 2026 asked around RM4,000 a month.
- The “+1” room is ideal for hybrid workers commuting to Singapore, small families and multi-generational households.
- Because few 2+1 units come to market, serious buyers should register interest early.
What is a 2+1 bedroom, and why does it matter?
A “2+1” layout has two full bedrooms plus a smaller third room. The extra room is usually more compact than a standard bedroom, which keeps the overall unit size and price below a full 3-bedroom while still giving you a separate, door-closing space.
At Twin Tower Residence – a 41-storey freehold serviced residence of 458 units completed in 2023 by Parasky Projects Sdn Bhd, a subsidiary of SKS Group – PropertyGuru lists the 2+1 as Type C at 1,054 sq ft. That places it neatly between the 882 sq ft 2-bedroom and the 1,216 sq ft 3-bedroom.
Why does a separate room matter so much? Since hybrid work became normal, many households need a place to take video calls without competing with the TV, a child’s nap or a partner’s own meetings. A dining table can serve as a desk for a while, but a room with a door makes the difference between “working from home” and “working at home comfortably”.
Compare all four layouts in our Twin Tower floor plans guide.
How can you use the “+1” room?
| Use | Who it suits | What to fit |
|---|---|---|
| Home office | Hybrid workers splitting time between Singapore and JB | Desk, ergonomic chair, shelving, good lighting, reliable internet point |
| Nursery or child’s room | Young families | Cot or single bed, storage, blackout curtains |
| Study room | Families with school-age children | Study desk, bookshelf, task lamp |
| Helper’s room | Families with a live-in helper | Single bed, small wardrobe, fan or air-conditioning |
| Storage or walk-in wardrobe | Owners with lots of belongings | Open racks, shelving, luggage storage |
| Guest or prayer room | Households with visiting relatives | Sofa bed or day bed, folding furniture |
How much does a Twin Tower 2+1 cost?
Fewer 2+1 units are listed than studios or 2-bedrooms, so price data is thinner. The figures below are public asking figures from portals in October–November 2026 and are indicative only.
| Layout | Built-up | Indicative asking price | Indicative psf |
|---|---|---|---|
| Studio | 599 sq ft | RM720k–780k | ~RM1,290–1,395 |
| 2 Bedroom | 882 sq ft | RM1.00m–1.15m | ~RM1,130–1,300 |
| 2+1 Bedroom | 1,054 sq ft | ~RM1.02m | ~RM970 |
| 3 Bedroom | 1,216 sq ft | Rarely listed | – |
What “lowest psf” means in practice
At around RM1.02 million, the 2+1 in our sample was asked at roughly the same total price as the cheaper end of the 2-bedroom range, yet it is 172 sq ft larger. Put another way: RM1,020,000 ÷ 1,054 = about RM968 psf, while a 2-bedroom at RM1,075,000 works out to RM1,075,000 ÷ 882 = about RM1,219 psf. That gap of around RM250 psf is the reason value-focused buyers look closely at this layout.
A word of caution: with only a small number of listings, a single unusually priced unit can move the average. Always benchmark against the actual units available when you are buying. Our guide to Twin Tower price per square foot explains how to judge a fair psf.
What rent and yield can a 2+1 achieve?
Whole-unit 2+1 rentals are rarely listed. The few we saw on Mudah in October 2026 were asking around RM4,000 a month. Using that figure:
- Annual rent: RM4,000 × 12 = RM48,000
- Gross yield at RM1,020,000: RM48,000 ÷ RM1,020,000 = about 4.7%
- If you achieve RM3,600 instead: RM43,200 ÷ RM1,020,000 = about 4.2%
These figures sit at or above the building-wide indicative range of 3.5%–4.5%, but treat them carefully because the sample is small. The scarcity of 2+1 rentals can work in an owner’s favour: a family or hybrid worker who specifically needs that third room has fewer alternatives in the building. For a full method, including net yield, see our rental yield calculation guide.
Who is the Twin Tower 2+1 best for?
Hybrid workers commuting to Singapore
The building sits beside the Bukit Chagar RTS Link station. The RTS Link covers about 4 km to Woodlands North in about five minutes, and the 2 October 2026 joint announcement targets passenger service in February 2027. Someone who works in Singapore three days a week and from home the other two gets the best of both: a short commute on office days and a real office on home days.
Young families
Two bedrooms for parents and child plus a nursery or study gives room to grow without moving. JB Sentral, City Square and KOMTAR JBCC are within walking distance for daily needs, and Hospital Sultanah Aminah and KPJ Johor Specialist Hospital are a short drive away.
Multi-generational and helper households
The “+1” can house a live-in helper, or give a grandparent or visiting relative a private room while the main bedrooms stay with the family.
Value-focused investors
The lower psf in our sample and limited supply of 2+1 rentals make this layout worth considering for investors targeting family tenants who stay longer.
Foreign buyers
Johor generally applies an RM1 million minimum price for foreign residential purchases, according to the New Straits Times (April 2026). With the 2+1 asked at around RM1.02 million in our sample, some units may sit just above that line. Eligibility depends on the specific transaction, so confirm with a lawyer.
How to set up the “+1” room as a productive home office
If the main reason you are choosing a 2+1 is hybrid work, a little planning turns the third room into a space you will actually enjoy using:
- Put the desk near the window for natural light during the day, but angle the screen to avoid glare.
- Invest in the chair first. You will sit in it for hours; a good ergonomic chair matters more than an expensive desk.
- Plan cable and power. Count the devices you use – laptop, monitor, phone, lamp, router – and add a surge-protected extension so you are not running cables across the floor.
- Treat the background. A plain wall or a simple shelf behind you looks professional on video calls.
- Control sound. A rug, curtains and a closed door reduce echo and keep household noise out of meetings.
- Keep storage vertical. Wall shelves keep the floor clear in a compact room.
For owners renting out a 2+1, setting the third room up as a ready-to-use study is an easy way to signal “home-office friendly” in your listing photos – a message that resonates with commuters who split their week between Singapore and JB.
What does family life look like in a Twin Tower 2+1?
Consider a young couple with a toddler. One parent works in Singapore; the other works from home part of the week. The master bedroom is the parents’ room, the second bedroom is the child’s, and the “+1” is the home office during the day and a guest space when grandparents visit. Shopping and errands at City Square and KOMTAR JBCC can be done on foot, the building’s playground, pool and jogging track keep weekends active, and train connections at JB Sentral make trips elsewhere in Malaysia simple. When the child is older, the “+1” can become a study room – the layout adapts as the family changes, which is exactly why owners who live in 2+1 units tend to stay put.
2+1 vs 2-bedroom vs 3-bedroom: which should you choose?
| Factor | 2 Bedroom (882 sq ft) | 2+1 Bedroom (1,054 sq ft) | 3 Bedroom (1,216 sq ft) |
|---|---|---|---|
| Rooms | 2 bedrooms | 2 bedrooms + flexible room | 3 bedrooms |
| Indicative asking price | RM1.00m–1.15m | ~RM1.02m | Rarely listed |
| Indicative asking rent | RM3,000–3,500 | ~RM4,000 (few listings) | Rarely listed |
| Availability | Most listings | Limited | Very limited |
| Best for | Couples, sharers, mainstream rental | Hybrid workers, small families | Larger own-stay families |
If you mainly want rental liquidity, the 2-bedroom has the deepest tenant pool – see our 2-bedroom guide. If you need every room to be a full bedroom, look at the 3-bedroom. If you want space and value per square foot, the 2+1 is the sweet spot.
A worked buying-cost example for a 2+1
For a Malaysian buyer at RM1,020,000, stamp duty on the transfer using the tiered rates in PwC’s Malaysian Tax Booklet works out as follows: RM1,000 on the first RM100,000, RM8,000 on the next RM400,000, RM15,000 on the next RM500,000 and RM800 on the RM20,000 balance at 4% – a total of RM24,800.
On financing, Loanstreet notes a 90% loan-to-value is normal for a first residential mortgage, while borrowers with two or more existing housing loans are capped at 70% for the next one. At 90%, the loan would be RM918,000 and the down payment RM102,000; at 70%, the loan would be RM714,000 and the down payment RM306,000. Your bank will decide the final margin based on your profile. Foreign buyers face different stamp duty: PwC lists an 8% flat rate on residential transfers to non-citizens from 1 January 2026.
2+1 viewing checklist
- Confirm the 1,054 sq ft built-up on the title or sale documents.
- Measure the “+1” room and check for a window, power points and air-conditioning.
- Ask how many bathrooms the unit has and where they are located.
- Check the floor, facing and view of the living area.
- Ask for maintenance fee and sinking fund amounts.
- Compare the asking psf against the few other 2+1 listings and against 2-bedroom units.
- Confirm financing and, for foreigners, eligibility before paying any deposit.
Because 2+1 units are scarce, WhatsApp Darren to be told when one becomes available and to receive its floor plan and photos straight away.
Conclusion: the flexible middle ground
The 1,054 sq ft Twin Tower 2+1 gives you a third, flexible room at a price that in our late-2026 sample sat close to the 2-bedroom range, which made it the best value per square foot in the building. For hybrid workers, young families and households with a helper, that extra room changes daily life. Combined with a freehold title, completion in 2023 and an address beside the Bukit Chagar RTS station, it is a layout worth waiting for.

Frequently asked questions
Is the Twin Tower 2+1 the same as a 3-bedroom?
No. The 2+1 has two full bedrooms plus a smaller third room, totalling 1,054 sq ft. The 3-bedroom is a separate, larger layout of 1,216 sq ft with three full bedrooms. The 2+1 suits buyers who need a study, nursery or helper's room without paying for a full-size third bedroom.
How much rent can a Twin Tower 2+1 command?
Whole-unit 2+1 rentals are scarce. The few listings we saw on Mudah in October 2026 asked around RM4,000 a month. Because the sample is small, the rent you actually achieve depends on furnishing, floor and timing. Limited supply can help owners, since tenants who specifically need a third room have fewer choices in the building.
Why is the 2+1 cheaper per square foot than the 2-bedroom?
In our October to November 2026 sample, the 2+1 was asked at around RM1.02 million for 1,054 sq ft, about RM970 psf, while 2-bedrooms were asked at roughly RM1,130 to RM1,300 psf. Larger units spread fixed elements such as kitchens and bathrooms over more space, and thinner demand for this layout also affects pricing.
Is the 2+1 good for working from home?
Yes, it is the building's most practical layout for hybrid work. The third room can be set up as a closed-door office with a desk, chair, shelving and good lighting, separate from the bedrooms and living area. Check that the room has a window, power points and an air-conditioning point before you buy.
How do I find a Twin Tower 2+1 for sale?
Because few 2+1 units come to market, check portals regularly and register your interest with an agent who covers the building. When a unit appears, ask for the floor plan, unit number, facing and current charges straight away, and have your financing pre-approved so you can make a decision quickly.
